Acting on behalf of a corporate investment house, Blinc Capital identified and negotiated on behalf of the investor the acquisition of a newly built Retail Centre in Perth.

 

Following discussions with the senior management team, Blinc Capital was tasked with the undertaking of acquiring an investment property with a solid long-term passive income.

Through its large network of property professionals, Blinc Capital identified an appropriate target investment on behalf of the investor in an exclusive off-market acquisition, within the targeted asset-class and stated returns.

Industrial Property circa. $20M

Following a strategic review of their high net worth client’s property portfolio, a decision was made to dispose of a key property asset, to enable equity to be re-cycled into other areas of their business.

Acting on behalf of the vendor, Blinc Capital identified the purchaser, due to their long-term relationships within the property industry, in an off-market exclusive offering.

The transaction was completed in an orderly process, resulting in vendor and purchaser satisfaction.

Commercial property circa. $17M

Blinc Capital acted on behalf of a private family office in the identification and acquisition of a commercial office building. A key ‘pillar’ in the family office’s business strategy, is the maintenance of a portion of their wealth in passive property assets. Blinc Capital were given the task of identifying an appropriate investment with strict investment parameters.

As a very private family group and not wanting any extra attention, Blinc Capital through their extensive network of property industry professionals, identified a target asset (off-market), negotiated contracts, undertook all aspects of due diligence and completed handover of a ‘neat’ property investment within specified time-frame and investment expectations.

Commercial office circa. $5M

Acting on behalf of a private high net worth client, Blinc Capital undertook the disposal management of their client’s central city property.

 

Following assessment of the prevailing property market and potential value, Blinc Capital directly co-ordinated the sales process. Blinc Capital also oversaw the agent selection, preparation of pre-sale due diligence, and advised vendors on buyer proposals, risk completion and final successful handover.

Licensed premises circa. $5M

Blinc Capital worked in association with a fund manager in the acquisition of a licensed premises. This involved assisting in the negotiation, due diligence and handover of a going concern business and freehold property.

 

Lino Brolese was the registered licensee for the property, relinquishing the role, post corporate and organisational review, and identification of an appropriate licensee.

Blinc Capital has the in-house experience to undertake the selection of appropriate property investments, conduct extensive due diligence on acquisitions, review management and advise on financial restructures.

Corporate restructure circa. $50M

Following a fund manager invitation, Blinc Capital undertook advisory work on a corporate restructure, for a property portfolio facing difficulty with a key tenant under voluntary administration.

Blinc Capital worked with the manager in negotiating the acquisition of the tenant’s assets from the liquidator, reviewing and restructuring management and operations of the business.  

Upon successful implementation of key strategies, the assets of the operating business were on-sold to an incoming ASX listed company under a long-term lease, securing the long-term income stream and asset value of the property portfolio.
